It is impossible to over emphasize the importance of a home inspection when you’re ready to make an offer on a home for sale. Many newbies feel that a home inspector is overkill, since they have already had to pay for an appraisal. Wrong!

Experienced home inspectors often find problems an appraiser doesn’t even look for. Be aware that certified appraisers analyze recent (within 6 months) sales to offer opinions of fair market value (FMV) of homes comparable to yours and in the same neighborhood.

Meanwhile, home inspectors perform a detailed examination of a home’s heating, electrical, roofing, and plumbing systems. They will detect problems even unaware to many home sellers.

If you like a home, can see your family living there happily, your home inspection will confirm your preference to make an offer or, uncover major problems that generate lower offers or no offer at all. However, if the seller refuses, you can rescind your offer or not make an offer at all, when you know the approximate cost of repairing the problems.
